Independent Electrical Inspections
Owning a rental property comes with more than just collecting rent and arranging repairs. As a landlord, you have responsibilities to keep the property safe and ensure that electrical installations and safety equipment are maintained appropriately.
At Mcelec, we help landlords and property managers across the Gold Coast from Coomera to Palm Beach identify electrical safety issues before they become bigger problems.
Here are some of the key areas we recommend landlords keep an eye on.
Queensland has specific requirements for smoke alarms in residential rental properties.
For properties subject to the current requirements, smoke alarms need to be:
Photoelectric
Less than 10 years old
Interconnected so that when one alarm activates, the others also sound
Located in the required areas, including bedrooms and appropriate areas on each storey
Powered in accordance with the applicable requirements for the property
Existing hardwired alarms generally need to be replaced with hardwired alarms, while existing battery-powered alarms may be replaced with a hardwired alarm or an approved 10-year non-removable battery alarm.
Smoke alarms are not simply a matter of having "one in the house". Their type, age, location and interconnection all matter.
McElec can inspect your existing alarms and identify what needs attention.
Safety switches are designed to help protect people from electric shock.
Queensland rental properties are required to have safety-switch protection for general-purpose power-point circuits. The Queensland Electrical Safety Office also recommends considering safety-switch protection across all circuits, including lighting, air conditioning, hot water and pool equipment.
This is particularly important with older properties where the switchboard may contain a mixture of older circuit breakers, fuses and newer safety switches.
A switchboard inspection can determine:
Which circuits are safety-switch protected
Whether the existing safety switches operate correctly
Whether the switchboard has capacity for additional protection
Whether the board or its components require upgrading
Whether there are other visible electrical safety concerns
Landlords have an ongoing responsibility to maintain rental premises and ensure applicable health and safety requirements are met. Queensland tenancy legislation requires rental premises to be maintained in good repair and for applicable health and safety laws to be complied with.
Electrical issues we commonly recommend checking include:
Switchboard condition
Safety-switch operation
Damaged powerpoints and switches
Exposed or deteriorated wiring
Faulty or damaged light fittings
Exhaust fans
Air-conditioning circuits
Hot-water electrical connections
Outdoor powerpoints and electrical equipment
Pool and spa electrical installations where applicable
Signs of previous DIY electrical work
A property can appear perfectly fine during a routine inspection while still having electrical issues that aren't obvious to a tenant or property manager.
Many properties across the Gold Coast have electrical installations that were installed decades ago.
That doesn't automatically mean the electrical installation is unsafe.
However, older properties can contain:
Older switchboards
Rewireable fuses
Limited switchboard capacity
Older wiring and accessories
Smoke alarms approaching or exceeding their service life
Older outdoor electrical equipment
Electrical work that has been modified over the years
The important question isn't simply "How old is the house?"
It's:
"What condition is the electrical installation in today?"
Properties closer to the coast can also experience additional environmental exposure.
Salt air, humidity and weather can contribute to deterioration of outdoor electrical equipment and fittings over time.
Outdoor powerpoints, switches, isolators, light fittings and other electrical equipment should be inspected for signs of deterioration where appropriate.
For landlords with properties along the coast from Coomera through to Palm Beach, regular electrical maintenance can help identify problems before they become urgent repairs.
Our inspection can be tailored to the property, but may include:
Switchboard visual inspection
Safety-switch identification and testing
Smoke alarm compliance assessment
Smoke alarm age and positioning check
Visual inspection of accessible electrical accessories
Powerpoint and switch condition
Light fitting condition
Exhaust fan operation
Visible wiring and electrical equipment assessment
Outdoor electrical equipment
Pool/spa electrical equipment where applicable
Identification of obvious safety concerns
Photographs of significant findings
Clear recommendations for any work identified
NOTE: The aim isn't to create a long list of things for a landlord to spend money on. It's to give you a clearer picture of what needs attention, what should be monitored and what can reasonably wait.
Following an inspection, McElec can provide a written report outlining our findings.
Where issues are identified, we can separate recommendations into categories such as:
Priority — Safety issue requiring attention
Recommended — Should be addressed to improve safety or reliability
Monitor — No immediate action required, but worth keeping an eye on
This gives landlords and property managers a practical way to prioritise maintenance rather than receiving a list of problems without any context.
Regular electrical maintenance can help landlords:
Identify potential safety hazards
Keep on top of maintenance
Reduce unexpected electrical failures
Document the condition of the property
Identify ageing electrical equipment
Plan future electrical work
Provide property managers with useful information
And perhaps most importantly, it gives you a better understanding of the condition of one of the most important systems in your rental property.
We believe electrical advice should be straightforward.
If something is unsafe, we'll tell you.
If something needs attention but isn't urgent, we'll explain why.
And if something doesn't need replacing, we won't recommend replacing it simply because we can.
